According to recent surveys, the average real estate agent makes less than $10,000 a year and close to 90% of new agents will not last more than two years in the business. Fewer than 10% of agents will make over $100,000 and the majority that do have been in the business for decades. The average real estate agent sells 12 homes a year and for agents that are just starting out that number is less than four. In 2012 Dan Lesniak used a unique strategy to upend the industry trends. In his first year in real estate Dan had over 36 transactions totaling over $22 million in sold volume, making him one of the most successful rookie real estate agents ever. He did this by taking over one of the most competitive market areas in the country, that had previously been dominated by agents with over 10 years experience.
In The HyperLocal, Hyper Fast Real Estate Agent, Dan tells how he used the Segmentation, Targeting and Positioning (STP) framework to identify potential markets, choose which ones to go after and how to add massive value to the consumers in that market. This book will teach you how to use the STP framework to enter new markets or increase market share in your existing markets by adding more value to your potential clients and communicating your value proposition to the market. Whether you are a new agent getting started or a veteran agent looking for more growth this book will show you how to do it using examples of how Dan did it in the hyper competitive Arlington, VA (Greater Washington DC) market.
What Other Industry Leaders Have Said About the Book
“I have been coaching realtors for 22 years. Dan is the best business man who sells real estate that I’ve ever seen. He has great systems, structures, and processes. That is what separates him from the rest!”
-Rick Ruby – Core Head Coach
One of my favorite sayings is “follow the yellow brick road.” In this book, Dan clearly lays out the path to the Emerald City, avoiding all the dangers of creating your own way. In Dan's first year, he closed over $22 million in sales, a feat matched by only the tiniest fraction of real estate agents—regardless of experience. If you are looking for a step-by-step plan from someone who has done it, this is the book for you!
-Pam O’Bryant, Chief Engagement Officer for Keller Williams Capital Properties, Contributor to Gary Keller’s The Millionaire Real Estate Agent book
There is no greater opportunity right now in the real estate industry than there is in the expansion market. This will require you to grow in your existing market and know how to expand in new ones. This book is a great example of how to rapidly expand in any market and is a must read for expansion team leaders.
-Noah Ostroff, Chief Executive Officer of Global Living and Top Selling Keller Williams Agent
Dan Lesniak is the real deal. He runs the most profitable real estate team I know of, hands down. If you want to compress time to achieve your goals, listen to this guy and take action now!
-Jeff Latham, President of Latham Realty Unlimited with 275 homes sold annually
Dan and I first met when he was just getting started in the business, and I have been blown away at how he was able to grow his brand so rapidly in a very competitive market. Dan’s creative approach and tenacity has served him well, and he is a great example of how to commit and succeed as a young real estate agent.
-Thad Wise, Senior Vice President with First Savings Mortgage Corporation and $100 Million Loan Officer
Dan Lesniak is by far one of the brightest and highest-skilled real estate agents I have had the pleasure of working with; his strategies for his clients are brilliant! Dan has succeeded in one of the most competitive markets in the country, while also growing his brokerage and giving back to the community.

Interesting concepts and easy application.
Very interesting read.

The author gives you some good basic information about his model of real estate. I do see 100% commission models becoming a product of the future as the majority of realtors work very hard, spend a great deal of their own money on advertising, MLS fees, TREC fees and training and deserve a better compensation for their time, energy and money. I do not know that I agree with him on taking anyone who comes along as the broker is responsible for his agents and lawsuits are not something any broker would want. I would also be very hesitant on giving back too much of your commission as than you are right back to the old model but instead of giving it to the broker you are giving it to the customer. I can certainly understand making it a win for everyone but once more the cost involved in selling real estate is steep and if the realtor does not make a profit their business will soon end. All in all a very good read and gives anyone serious about this business much to think about.
Recipe for Success For All Agents

The HyperLocal HyperFast Real Estate Agent reads hyperfast! Dan doesn’t waste any time in getting into his recipe for success. If you are a new agent or an agent that wants to break through to higher level of sales, this is the book for you. This is not a book that offers a few pointers and leaves you begging for the formula to success. Dan starts from the beginning with real life stories of how he became one of the top producing agents in the country from the very beginning of his career. He shares with you his secrets to success. I have read so many books on how I can become a more successful agent, a more profitable agent, and this book clearly states how to do just that! I highly recommend this book to all agents who have read and tried everything and are still trying to figure out how to get into that top 1%. Dan Lesniak spells his success out step by step. An absolute must read for success in sales!

This great read reinforces the principle to plan your work, work your plan and remain consistent. The STP concept is genius. Not only does the author tell you what you should be doing, but goes into detail with a myriad of buyer/seller scenarios, sharing exactly how to do it! It’s a must read for new agents and also reminds those of us who have been in the business for years to stay consistent and not to give up on marketing processes before they have a chance to work. I’m now reading it for the second time! I love people who “color outside the lines” and Dan certainly uses that concept!
Excellent Marketing Ideas And Execution For Real Estate Agents – Excellent Book

Daniel James Lesniak has written one of the greatest books in residential real estate sales that I have ever read…and I have read a lot of them in the last 2 years. I have come to the conclusion that when it comes to becoming an effective residential real estate salesperson, he must be a true real estate marketing Savant. When I originally purchased this book, I did not have high hopes for it because you never know how its going to turn out until you devote your time and begin reading. After starting it, I found it difficult to put down. I bought the Kindle edition and I liked it so much that I am going to now go back and purchase the hardcover edition so that I can use it more as a reference book.
My current favorite real estate book

I have a large collection of real estate books, mostly gifts from friends and family, and I have given most of them a good read. There are 2 things I like about this book: 1. Story telling format. The text flows, it is not like a textbook, but still there is real knowledge to be had. 2. The tips at the end of the book. They are listed like a buzzfeed article or something, so I imagine after I finish the book I will be referencing that list more so than reading individual chapters again.
Leadership by (compelling!) example

Dan’s story demonstrates that committed implementation of solid fundamentals can put you on top, every time. His rookie success would be unbelievable in a work of fiction, but as a factual narrative, backed up by verifiable stats, it’s truly inspiring. Lots of people advocate common sense, resolute ethics and hard work; hardly anyone offers such a detailed picture of how that can all come together. This is enormously valuable for anyone working in real estate. I’d also recommend it for anyone interested in business, or anyone with plans to buy or sell a home.
you hear an intelligent agent who solved problems
If you listen to the thread running through all his stories, you hear an intelligent agent who solved problems. Have a buyer but no inventory? He went the extra steps and found a seller. He parlayed buyers into sellers and sellers into buyers. Even after his client had agreed to a price, he saved them another $5000. THAT will get clients singing your praises! By advertising his successes, he got more sellers (and buyers). Very clever at finding solutions that help his clients, and ultimately, himself in the bargain. I couldn’t recommend more highly to new agents and also to non-novices looking to grow. It’s literally a “how to do it” book. Just follow the examples and grow!
